In Moscow’s residential real estate market in 2026, competition is intense not only around price and delivery dates, but also around positioning and meaning. More and more USPs are built around “environment and community,” yet the communication itself remains highly conventional. Humour and irony are considered risky in real estate, where there is always a danger of undermining the seriousness of the product. Our audience consists of couples and families aged 25–40 with above-average incomes: the creative class, IT professionals and entrepreneurs. Square metres alone are not enough to impress them. Quality of life, psychological comfort and harmony within relationships matter more. They are open to unconventional ideas and follow cultural trends — which means irony and provocation can engage them rather than push them away.
Problem
Most real estate advertising revolves around the same familiar messages: square footage, façades, infrastructure, floor plans and stock-image “happy families.” What happens inside those relationships is almost never part of the communication. Yet the audience’s real concerns are routine, a lack of quality time together, and the fear of losing romance after moving in together. The campaign Garantiya na muzha was built around the idea that many conflicts and much of the emotional distance within families stem from domestic workload, routine and simply not having enough time for one another. Goals and objectives: — Increase awareness and virality: secure at least 50 organic publications across media and Telegram channels, with a total reach of at least 1.2 million users. — Build an emotional anchor: 70% of respondents in the post-campaign survey should associate the project with value for the family, versus 35% before the campaign. — Increase qualified enquiries — calls, applications and visits to sales offices — by 30% during the campaign period. — Break away from formulaic real estate communication through a strong creative device and generate a viral effect. — Demonstrate the real value of the methodology: make it clear that the “guarantee” is not just a joke, but a comprehensive system of family support backed by thoughtful infrastructure. — Reach and lead KPIs were benchmarked against previous campaign dynamics and industry standards for CPL and funnel conversion.
Solution
The campaign was launched in two flights. Family themes in advertising easily turn into a collection of unrealistically perfect lines, featuring the happiest parents and the most smiling children — every day, every hour, every second. Sure. Of course. We were looking for a metaphor that could say everything quickly, without unnecessary noise. That is how Garantiya na muzha was born. The first approach was deliberately direct: take the idea to the point of absurdity and present the husband as a product — as if he could come bundled with the apartment. That was where the lawyers drew the line: a person cannot be turned into a commodity or come with a guaranteed outcome, even as a joke. That restriction became the final creative touch. We kept the audacity but made the wording legally sound: “The lawyers wouldn’t let us say we sell apartments with a husband guarantee — but we guarantee it anyway.” The line immediately communicates two things: we are neither selling “a husband included” nor promising the impossible. We are talking about what we can actually provide — the conditions and services that help families stay together. The campaign ran in two flights. The first was built around the most provocative slogan: OOH on media façades and supersites along Moscow’s major outbound roads, supported by placements in real estate and lifestyle Telegram channels. Once the topic had spread and sparked the first wave of discussion, the second flight began — scaling the campaign. OLV and online TV, radio, YouTube and VK integrations were added. At this stage, a landing page explaining the methodology in detail also went live.
